01. How is the stamp duty and registration fee calculated?
Stamp duty is 4% of the consideration amount mentioned on the allotment letter of MHADA and registration fee is 1% of the consideration amount mentioned on the allotment letter of MHADA.
02. What is the procedure of execution/registration of document?
- The stamp duty and registration fees calculation will be sent as per the amounts mentioned in Ans. 1 above, which amount has to be paid to the our account as per the details mentioned in the message, that is sent to you.
- After the receipt of the above mentioned amount, that requisite challan will be generated.
- Once the Challan is generatred, it will be sent to the GPL.
- After receipt of the Challan, GPL will prepare the final draft alongwith the annexures attached to it and after signing it, send to us.
- Once the draft is ready and sent to AV Legal Counsel, all the flat holders have to submit the clear and legible copies of allotment letter, Aadhar card, Pan card and 1 passport size photos of Applicant and Co-applicant.
- After the necessary preparation for registration of document, Two dates will be proposed for the execution of the document, out of which the respective flat holder has to finalize one date. The Timings for such selected date will be communicated to the Flat holders.
- On the date of registration, the Flat Holders must reach at Haveli No. 10 at the allotted time. In case of any delay, may result in delay in completing the process of registration.
- After the process of registration is over, within 4-5 days the Original and scanned copy of the document will be sent to GPL.
03. Will I get the Receipt of the amounts paid for Stamp Duty and Registration Fees?
The amounts paid for Stamp Duty and Registration Fees reflects on the challan generated and the said Challan is part of the Agreement. hence, no separate Receipt is required.
04. Can I pay the amount of Stamp Duty and Registration Fees in installments?
Generally, it will be preferable to pay the entire amount at the same time. However, if you wish to pay the amount of Stamp Duty and Registration Fees, in installments, then after every installments, you need to inform us on the given number about the amount paid and transaction number. We will then confirm the receipt of amount. If you fail to pay the entire amount, then Challan will not be generated.
05. How can I pay the amount of Stamp Duty and Registration Fees?
You can pay the same by NEFT/RTGS. You can pay the same through GPay by adding the Account Number and IFSC in your payment option. If you wish to pay by Credit Card, then the Payment gateway apply additional 1% charges on entire amount paid through Credit Card. Also, you will have to visit our office at the designated time to complete the process.
06. What will happen if the registration is done after 31st March? Will I have to pay additional Stamp Duty and Registration Fees?
As per the current planning, we are concentrating on generation of Challans. Once the Challans are generated, the documents execution can be done in this month itself. Once the document is executed in this month and the registration of document is done in next month, still no additonal stamp duty and registration fee will be required to be paid.
07. Whether the amount mentioned on cost sheet includes Stamp Duty and Registration Fees?
The amount of Stamp Duty and Registration Fees are not included in cost sheets. The said amount has to be paid over and above the cost sheet amount.
